Tenant Placement

Our Tenant Placement package is offered as an optional service for clients utilizing our rental management package*. Unlike "apartment finder" services that are incented only to quickly fill vacant units, Connected is responsible for managing all tenants after the leases are signed. It is therefore of the utmost importance that we only rent to tenants of the highest quality available. This is also why our clients enjoy low delinquency and eviction rates.

* Tenant Placement is not offered as a standalone product. You must be a contracted rental management client to use this service.

Package Features


Market Analysis to determine maximum rental rates

A detailed market analysis is performed to produce an expected "rent range" representing the estimated maximum rent amount for the unit. We evaluate the rent price for similar units available in the area along with our historical data base of rental rates. We start the advertising of a unit at the high-end of the rent range and reduce the asking price if required.


Aggressive multi-channel advertisement

Our advertising strategy ensures maximum exposure of your unit throughout Chicagoland. Unlike many companies that only advertise their service, Connected advertises each vacant unit available which guarantees that your unit will be seen by prospective tenants. We also use specialized advertising tools for Section 8 eligible properties.

Owners receive a weekly status report detailing the total number of calls received from prospective tenants, the number of showings performed and feedback from the leasing agents. This data allows us to determine if adjustments, such as a change to the rent price, are required.

Pricing

Our Tenant Placement package is priced using a success based model so that you are only charged when we successfully fill your unit with tenants that you approve. Our fee is equal to one-month's rent as defined in the signed lease.
